Most remodels that go badly did not go wrong during construction. They went wrong at selection, when a homeowner compared three proposals that were not describing the same project and picked the friendliest number.

Here is what to verify before you sign anything, in Sarasota or anywhere on the Gulf Coast.

1. Verify the license yourself, and check what it covers

Florida licenses are public. Look up the license number, confirm it is active, and confirm the classification matches your project. A certified general contractor can perform structural work and additions. Other classifications cannot.

2. Ask who pulls the permit

This is the single most useful question you can ask, because the honest answer is short.

The contractor pulls the permit. It is occasionally legitimate. It is far more often a signal that the contractor cannot pull it.

5. Look at work that resembles yours

Portfolio photos are marketing. What you want is evidence of your project type. A contractor who mostly builds new construction may be excellent and still be the wrong fit for a 1950s bungalow with settled floors and unknown wiring.

6. Understand who is actually on site

Pay attention to what happens when you ask something inconvenient. Does the answer get more specific, or more vague? A contractor who tells you an unwelcome fact during the sales conversation is showing you how they will behave when something unexpected appears behind a wall. Something usually does.
