Most homeowners who call us do not have one project. They have five, a budget that covers two, and no clear way to rank them. That is a genuinely hard problem, and picking wrong is expensive in a way that is hard to see until later.
Here is the order we recommend, and why.
First: anything that is actively costing you money
Before a single cosmetic decision, handle what is degrading.
Active water intrusion, failing roof sections, compromised windows or doors, electrical that is unsafe. These are not remodeling projects. They are the reason remodeling projects get destroyed. Finishing a beautiful kitchen under a roof that leaks in eighteen months means paying for that kitchen twice.
This is unglamorous and it is always the right first move.
Second: anything you would have to undo later
The second priority is sequencing logic rather than urgency.
If a whole home renovation is likely within a few years, do not refinish floors now. If you will eventually open the wall between kitchen and living room, do not remodel the kitchen around that wall. If the electrical panel is undersized for what you eventually want, upgrading it during a project that already has walls open costs a fraction of doing it alone.
The question is not “what do I want most.” It is “what does everything else depend on.”
Third: whatever you touch daily
Once the house is sound and the sequence is protected, spend on frequency.
Kitchens and primary bathrooms get used every single day by everyone in the house. A guest bath used twice a year rarely deserves priority over a kitchen that frustrates you every morning, even when the guest bath looks worse.
Frequency of use is a better guide than visible condition, and it is the one people most often ignore.
Fourth: resale positioning, if you are actually moving
If a sale is genuinely on the horizon, the calculus changes and narrows. Kitchens, bathrooms and anything that photographs well carry disproportionate weight, and full personalization stops paying.
If a sale is not on the horizon, build for how you live. Remodeling for a hypothetical future buyer while you live in the compromise for a decade is a bad trade that a surprising number of people make.

A few local factors change the ranking:
Envelope and storm exposure move up. Windows, doors and roofing are not just efficiency items here. If they are marginal, they belong near the top regardless of how much you want a new kitchen.
Older neighborhoods carry unknowns. Across established parts of Sarasota, we routinely open walls and find original wiring, cast iron drains, or past modifications that were never permitted. Budgeting discovery time is not pessimism, it is accuracy.
Coastal homes need coastal specification. Through Siesta Key, Longboat Key and Lido Key, corrosion resistance in hardware, fasteners and finishes is a requirement rather than an upgrade.
Doing it in phases without paying twice
Phasing is completely legitimate. Paying twice is not, and the difference is planning.
