Building New in Sarasota: What the Process Actually Looks Like

New construction is the project people most often imagine correctly and schedule incorrectly. The house in your head is usually realistic. The timeline in your head almost never is, because most of the calendar is consumed before anything is built.

Here is the actual sequence in the Sarasota area.

Phase one: the lot decides more than you expect

Before design, the lot has to be understood. Elevation and flood zone, setbacks, height limits, soil, tree protection, utility access, and any HOA or deed restrictions.

These are not paperwork. They are design constraints that determine what can be built and at what cost. A lot that looks similar to its neighbor can carry a materially different foundation approach or elevation requirement. Finding that during design is normal. Finding it after design is a redesign.

Phase two: design, and the decisions that lock

Design is where the house gets resolved: layout, elevation, structure, systems and the finish level. We do this with an in house 3D design so you walk the house before it exists, and change things while changing them is free.

The discipline that matters here is deciding early on the things that lock. Structural layout, window placement, mechanical routing and anything that touches the foundation are difficult and expensive to revisit later. Finishes stay flexible much longer. Knowing which category a decision falls into is most of the skill.

Phase three: permitting, which is part of the schedule

New construction permitting in Sarasota County or the City of Sarasota takes real time, and it is sequential rather than parallel with construction. Plans go in, comments come back, revisions go in.

We build this into the schedule as a phase rather than treating it as a delay. A builder who gives you a construction timeline that does not visibly account for permitting has given you a timeline that will not survive contact with reality.

Long lead items get ordered during permitting, not after. Windows, cabinetry, specialty materials and appliances all carry lead times that will otherwise land on the critical path at the worst moment.

Phase four: construction, in the only order that works

Site work and foundation, framing, envelope dry in, mechanical rough in with inspections, insulation, drywall, interior finishes, exterior finishes, fixtures, final inspections, certificate of occupancy.

Each stage gates the next, and several carry inspection holds. The stages that feel slow from outside are usually the ones under inspection, which is exactly where you want patience rather than speed.

What Sarasota specifically adds

Elevation and flood requirements shape the foundation and sometimes the entire ground floor approach. Coastal and near coastal lots carry requirements that inland lots do not.

Wind load requirements drive structural connections, roof systems, and window and door specification. This is not an area to value engineer.

Storm season affects sequencing. Getting the envelope closed before peak season is worth real schedule attention, and it is a conversation we would rather have during planning than during a watch.

Coastal material specification applies from day one. Fasteners, connectors, hardware and exterior finishes all get chosen for the environment.

Who is running it matters more than on any remodel

New construction runs longer, involves more trades, and has more moments where a decision made quietly on site becomes permanent. Ask who is on site, how often, and how decisions get documented.
