A whole home renovation is not a set of individual remodels happening near each other. It is one project with one critical path, and the homes that finish on time are the ones where that path was drawn before demolition started.
Here is how we sequence it, and where Sarasota specifically changes the math.
Decide the scope boundary first
The most expensive words on a renovation are “while we are in there.” They are sometimes correct. Opening a wall is genuinely the cheapest moment to rewire behind it.
But scope that grows during construction grows at construction prices, on a schedule already committed. So we force the question early: what is in, what is explicitly out, and what is a maybe that we will price now and decide later. A maybe that gets priced during design costs nothing. A maybe that appears in week six costs the schedule.
Structure and systems before anything you can see
The order is not negotiable and it is not glamorous:
- Structural. Any wall removal, beam work, foundation or framing correction.
- Systems rough in. Plumbing, electrical, mechanical, all inspected while open.
- Envelope. Windows, doors, roofing and anything that keeps weather out.
- Insulation and drywall.
- Finishes. Flooring, cabinetry, tile, trim, paint.
- Fixtures and final. Plumbing fixtures, lighting, hardware, punch list.
Every attempt to pull a finish item forward creates rework. Cabinets set before floors are level become a problem you pay for twice.
Where Sarasota changes the sequence
Permitting is part of the critical path, not a formality. Structural changes, electrical and plumbing all require permits and inspections. We build the inspection windows into the schedule rather than treating them as interruptions.
Older homes hold surprises. Across established Sarasota neighborhoods, we regularly find original wiring, cast iron drain lines, or framing that was modified at some point without permits. We budget investigation time up front so these arrive as known conditions rather than emergencies.
Coastal exposure changes material selection. Near the water through Siesta Key, Longboat Key and Lido Key, corrosion resistance stops being an upgrade and starts being a requirement. Fasteners, hardware and exterior finishes all get chosen accordingly.
Storm season is a scheduling reality. If the envelope is going to be open, we would rather know that in the plan than discover it during a watch. We identify long lead items during design and order them against the construction schedule rather than against the permit approval. This single habit is responsible for more on time finishes than any amount of site energy.
Living in it, or not
Most whole home renovations in Sarasota are better done vacant. Not always possible, and not always necessary, but worth an honest conversation.
Phasing a renovation so you can occupy part of the house is legitimate and we do it. It also extends the schedule, adds dust control and protection cost, and constrains trade sequencing. If you are weighing a shorter vacant project against a longer occupied one, price both. The comparison is often closer than people expect once temporary housing is included.
